9.1. Approval of Contract with JAVA Enterprises, LLC
Speaker(s):
Kumlien
Description:
Educational programs, office needs and general space needs within Northeast Metro ISD 916 continue to evolve. That presents the challenge of storing items to be used again at a later date. Northeast Metro ISD 916 currently rents one 1300 square foot storage garage in Vadnais Heights which houses items including classroom furniture, appliances, office furniture, and documents awaiting digital transformation. This space is completely full at the moment. There are also over 11 pallets of office furniture stored at Intereum’s (our furniture provider) warehouse in Plymouth, MN, and one semi-trailer containing classroom items from the closing of Cambia earlier this year. Our current monthly costs for these three locations are $1185 (warehouse), $450 (Intereum), and $285 (Bester Bros) for an approximate total of $1920.
We have located a 2800 square foot warehouse space to house all items listed above and our Mobile Education trailer. This warehouse is located just north of our Metro Heights Academy in Coon Rapids. The monthly base rent for this location will be $1560 with an additional $500-$600 (estimated) in CAM fees. The written agreement is for a five year lease with annual increases of 2.5% built in.
Recommended Motion(s):
The superintendent recommends entering into this five year lease agreement with JAVA Enterprises, LLC.
